Apartment Maintenance Supervisor

1)    Personnel Management                          

  1. Hire and manage Staff

2)    Budgets                                                        

  1. Maintain the maintenance budget, files, and paperwork

  2. Ensure expenditures are in alignment with the budget

3)    Vendor Management                                   

  1. Maintain vendor relations                   

  2. Obtain vendor bids

  3. Negotiate lowest rate

  4. Provide oversight and approval of vendor work

  5. File all related paperwork

4)    Physical Plant                                               

  1. Oversee preventative maintenance and safety activities

  2. Remove hazards.  Report any safety concerns to the Property Manager.

  3. Ensure basic maintenance and repair parts are in adequate supply to complete the weeks work orders

  4. Change filters, inspect units for damage

  5. Conduct smoke alarms tests on a pre-determined schedule

  6. Address security lighting              

  7. Oversee and participate in Resident Unit Inspections                                    

    1. Diagnose problems

    2. Make required repairs

  8. Oversee the pressure washing of buildings and equipment

  9. Oversee or clean common areas as needed

  10. Oversee and Complete work orders in OneSite

  11. Document work orders, accurately and efficiently

  12. Make repairs

  13. Oversee and Prepare Vacant Apartments for New Occupancy

5)    Paperwork                                                    

  1. Ensure all paperwork for replacements, e.g. appliances, HVAC systems, carpet, vinyl, etc.

  2. Monitor warranty information for appliances, HVAC systems, etc.

  3. Record work orders accurately, and pull maintenance reports from OneSite

6)    Grounds-keeping                                         

  1. Oversee the landscapers, and ensure they are meeting their contractual obligations.

  2. Oversee the implementations of seasonal color, shrubbery, etc.

  3. Ensure the Groundskeeper is clearing all property areas of trash and debris

  4. Ensure that pressure washing is occurring for breezeways and buildings on a pre-determined rotation.

Job Requirements




            EPA certified 


CPO license and CFC license

Five (5) years of prior property maintenance experience to include experience as a team leader, supervisor, and/or manager

Vendor management experience

Experience working with budgets


More than (5) years of prior property maintenance experience, to include one (1) year of experience at a supervisory level or higher along with vendor management experience and experience working with budgets

Industry Experience Preferred:

Apartment Preferred

Student Housing experience
