Brightway Commons I & II is seeking a Community Administrator to join the team in the Housing Division in Milford, DE!  Looking for a “STRONG, aggressive personality” to take on this property.

Objective: Responsible for the daily operations of the entire property, including supervision of assistant manager, maintenance supervisor, and two maintenance techs.  Additional tasks include all administrative duties for both internal and external agencies, and maintaining positive relationships with the residents of the property.

1. Hire, train, supervise, evaluate, and discipline all staff.

2. Supervise the property office ensuring that all bookkeeping, marketing, and lease preparations are performed as required.

3. Ensure proper resident certification and re-certification and compliance with all HUD or appropriate regulatory agency's requirements.

4. Market the property in accordance with Fair Housing Regulations and the management agent's guidelines.

5. Submit reports as required by the management agent or mandated by the federal, state, or local government.

6. Maintain office files for all business and financial records. Properly credit the accounts and properly deposit all monies received.

7. Inspect property to ensure building and grounds are properly maintained. Take or suggest any actions needed for repair.

8. Respond to all resident requests and complaints.

9. Assist with any other task as assigned.


Job Requirements


  1. At least three-years property management experience.
  2. Experience in HUD property management is a ++.
  3. Experience in Tax Credit Housing is a ++.
  4. Experience in OneSite Software is a ++.
  5. High school diploma or its equivalent.
  6. Professional certification preferred (COS, HCCP, ARM, CAM, RAM).
  7. Knowledge of regulations, acts, guidelines, etc., pertaining to state and federally assisted properties.
  8. Knowledge of computer operations, to include basic data entry.
  9. Ability to communicate effectively and maintain good relations with residents and employees.
  10. Knowledge of Fair Housing Laws.
  11. May be required to live on site.
  12. South Carolina PM or PMIC License, as required by state.
